CRITICAL NOTICE: All payments are NON-REFUNDABLE except as explicitly stated below. Please read this cancellation policy carefully before booking. By making a reservation, you acknowledge and accept this policy in its entirety.
1. General Cancellation Policy
We understand that plans change, but we must maintain strict cancellation policies to protect our business and other potential guests. All bookings are subject to the following cancellation terms:

1.2 How to Cancel
To cancel your reservation:
- Log in to your account at https://beachdaysalways.com
- Navigate to "My Bookings"
- Select the booking you wish to cancel
- Click "Request Cancellation" and provide a reason
- Submit your cancellation request
OR email us at admin@beachhouse.com with:
- Your booking reference number
- Full name on the reservation
- Check-in date
- Reason for cancellation
⏰ Important: Cancellation requests must be received in writing (via email or through the website). Phone cancellations are not accepted. The cancellation date is determined by when we receive your written request, not when you decide to cancel.
2. Early Departure & Shortened Stays
2.1 Early Departure Policy
NO REFUNDS for early departures under any circumstances:
- If you check out early for any reason, you are not entitled to a refund for unused nights
- Full rental amount remains due regardless of length of stay
- This includes emergencies, illness, family matters, or dissatisfaction
2.2 Late Arrival
- No refund for late check-in or missed nights at the beginning of your stay
- You are responsible for the full rental period reserved
3. Booking Modifications
3.1 Date Changes
Requests to change booking dates are subject to availability and the following terms:
- More than 60 days before check-in: Date changes may be permitted subject to $100 modification fee + any price difference
- 30-60 days before check-in: Date changes may be permitted subject to $250 modification fee + any price difference
- Less than 30 days before check-in: No date changes permitted (treat as cancellation)
- New dates must be within same calendar year
- Subject to availability - not guaranteed
- One modification per booking allowed
3.2 Guest Count Changes
- Reducing guest count: No refund for fewer guests than originally booked
- Increasing guest count: Subject to maximum occupancy limit of 12 guests
- Must notify us at least 48 hours before check-in
- Additional fees may apply
4. Special Circumstances
4.1 Weather-Related Cancellations
NO REFUNDS for weather-related cancellations:
- Rain, snow, hurricanes, tropical storms
- Beach closures or weather advisories
- Road conditions or travel delays
- Power outages caused by weather
We STRONGLY RECOMMEND purchasing travel insurance that covers trip cancellation, interruption, and weather-related events.
4.2 Illness & Medical Emergencies
No refunds for cancellations due to:
- Personal illness or injury
- Family emergencies
- COVID-19, flu, or other illnesses
- Quarantine requirements
- Medical advice against travel
Travel insurance with medical cancellation coverage is highly recommended.
4.3 Government Orders & Restrictions
- If government orders prohibit rental properties from operating, we will offer rescheduling or credit
- Travel restrictions or advisories do not qualify for refunds
- Voluntary quarantine does not qualify for refunds
4.4 Property Issues
If we must cancel your reservation due to property issues:
- Full refund of all payments made
- We will attempt to provide alternative accommodations
- We are not liable for any additional costs (flights, car rentals, etc.)
5. Owner-Initiated Cancellations
We reserve the right to cancel your reservation for:
- Failure to provide required documentation
- Failure to make final payment by due date
- Providing false information
- Suspected fraudulent booking
- Property damage or issues requiring urgent repairs
- Force majeure events
If we cancel:
- Full refund of payments made (if cancellation is our fault)
- No refund if cancellation is due to guest violation or non-payment
- Not liable for consequential damages or expenses
6. Eviction & Termination During Stay
IMMEDIATE EVICTION - NO REFUND:
We may immediately terminate your stay and evict you without refund for:
- Exceeding maximum occupancy (12 guests)
- Unauthorized parties or events
- Excessive noise or disturbances
- Smoking inside the property
- Illegal activities
- Violating property rules
- Damaging property
- Threatening or abusive behavior
In such cases:
- You forfeit all payments made
- You remain liable for damages
- Law enforcement may be contacted
- You may be banned from future bookings
7. Refund Processing
7.1 Refund Timeline
If you are eligible for a refund:
- Refund requests processed within 5-10 business days
- Refunds issued to original payment method
- Bank processing may take additional 5-7 business days
- Total refund time: 10-17 business days
7.2 Refund Method
- Refunds issued to the original payment method used for booking
- Cannot issue refunds to different credit cards or bank accounts
- If original payment method is no longer valid, contact your bank
8. Travel Insurance (HIGHLY RECOMMENDED)

- Trip cancellation and interruption
- Medical emergencies and evacuation
- Weather-related cancellations
- COVID-19 and illness coverage
- Travel delays and missed connections

9. Force Majeure
Force Majeure Events: Acts of God or circumstances beyond our control including:
- Natural disasters (hurricanes, earthquakes, floods, fires)
- Pandemics or epidemics
- Government orders or restrictions
- War, terrorism, or civil unrest
- Utility failures or infrastructure collapse
In the event of a force majeure:
- We will attempt to reschedule your stay
- Or provide a credit for future use (valid 12 months)
- Refunds not guaranteed
- Decision at owner's discretion
10. Exceptions & Special Consideration
While our cancellation policy is firm, we may consider exceptions on a case-by-case basis for:
- Death of immediate family member (with documentation)
- Catastrophic events (with documentation)
- Military deployment (with orders)
All exception requests must:
- Be submitted in writing with supporting documentation
- Be made as soon as reasonably possible
- Include booking reference and contact information
- Be approved by ownership (not guaranteed)
11. Credits & Rescheduling
11.1 Booking Credits
If offered a credit instead of refund:
- Valid for 12 months from original check-in date
- Can be used for any available dates
- Subject to availability and pricing at time of rebooking
- Non-transferable and cannot be sold
- No cash value
- Expires if not used within 12 months
